Orlando is the one Realtor® you need to call when you looking for the best. We had already been at open houses in the past, pre-covid, and thought we might hire him should we ever sell our home. Then, when we decided to sell during the peak of the pandemic, we reviewed our notes and contemplated among many firms and agents. My wife and I both decided that Orlando was without a doubt the one to trust with our home. We put a lot of money, time, and sweat into making our home the perfect version of what we believed home to be and Orlando spent considerable time learning about what went into that. Further, he consistently answered his phone immediately, even when he was on vacation. He and his team employed advanced marketing techniques and there wasn't a time that we weren't in close contact with Orlando. He paid attention to every detail and represented our home in an exceptional way. As a result, we sold way, way faster than we had anticipated and had a lot of interest in our home despite the inability to show in a traditional way since the virus was in peak status. He adapted and was great to work with from start to close.

Orlando has gone above and beyond to make the selling process smooth for my family. He worked with my parents, who are older, and he patiently explained everything to them. He knows the Westchester area and market well, and the house sold in record time. With any issues that arose, he worked with the buyers, escrow, inspectors, etc. to keep things moving along without a hitch. He was sensitive to my parents' needs and even offered to step in and help them with whatever they needed. Honestly, I don't think we could have done this with anybody else. We met Orlando serendipitously at an open house and were drawn to his kind and easygoing demeanor. We had a firm price limit and a clear idea of what we were looking for in a house (e.g., open concept; 3BR; backyard). We just weren't sure where we wanted to live on the West Side. Orlando was very knowledgeable and flexible, showing us homes in a number of places in the first month (during COVID, no less) and squeezing in spontaneous visits to listed and unlisted homes due to connections with Realtors® in the area. He was never pushy, impatient, or dismissive, and was always present and intentional about debriefing each house to better understand what we were looking for, offering his thoughts when helpful. When we settled on a location, we were a little anxious about the school districts until Orlando connected us with his colleague (with children) who was very knowledgeable about the school system. Moving into negotiations, we let Orlando lead the way as we are not good negotiators. Following his intuition, we were able to secure a house for $5000 over the asking price, which was an accomplishment in the seller's market with similar homes in the neighborhood being sold way above the asking price (For context, we had put an offer down on a house prior to this one and a bidding war increased the price by $100K!). After securing an offer, Orlando was very gracious (and efficient) in answering any questions we had and putting us in contact with different people, ranging from a mortgage broker to get another loan estimate to a neighborhood painter who could redo a few walls. But beyond the professional and excellent service offered by Orlando, we are glad we followed our gut to contact him after that open house event. He's kind, sincere, thoughtful, and intentional. To illustrate the kind of person he is, when we closed on our house and had family come over for the final walkthrough, he brought pastries from his parents' (award-winning) bakery to celebrate, just one of the many ways we were grateful to meet and work with Orlando. Judy was awesome from start to finish. She was proactive in finding homes that fit our needs from the outset, and on nearly 24-hour notice was able to pull together 8 visits for us in our desired area, one of which became the house we picked. We ended up having to move quickly to get the house we wanted, and Judy worked swiftly to make it happen and got us into escrow within 24 hours. She was super responsive and on top of things throughout all of the escrow, and was even able to get us moved in earlier than planned as our timeline changed. Highly recommend Judy to anyone looking for a home!
